What drives roofing cost into the high end
- Material. 3-tab asphalt is the cheapest; architectural shingles add ~30%; metal roofing is 2-3× shingles; tile (Phoenix) is 3-5×; slate is 5×+.
- Pitch + complexity. Steeper roofs and roofs with more valleys, dormers, and skylights take longer per square. Multi-story complicates everything.
- Tear-off vs overlay. Code in most jurisdictions requires full tear-off after the second layer. Tear-off adds $1,500-$4,500.
- Decking damage. Replacing rotted plywood is per-sheet labor + material once the old roof is off.
The Sun Belt storm-chaser problem
Dallas, Phoenix, and Charlotte all see seasonal hail and wind events that bring out-of-state roofers driving rental trucks into neighborhoods within 48 hours. They knock door-to-door, offer to “handle the insurance claim,” and disappear before warranty work is needed. Three non-negotiables to avoid this:
- Local physical address. If the truck has out-of-state plates and the business card lists a PO box, walk away.
- State license + manufacturer certification. GAF, Owens Corning, and CertainTeed all maintain certified-installer registries. Verify before signing.
- Don’t hand over your insurance check. A reputable roofer invoices the homeowner; the homeowner pays from the insurance settlement. Roofers who insist on receiving the check directly are setting up a vanish-after-deposit scam.

Repair vs replace — when does each make sense
Asphalt shingle roofs in the Sun Belt typically last 20-25 years. Repair makes sense if the roof is under 15 years old and damage is localized to a single section. Full replacement is the right call when (a) the roof is 18+ years old, (b) damage spans multiple sections, or (c) you have three or more layers and code requires tear-off anyway.
